The Benton Harbor Housing Commission is looking for experienced Maintenance Workers for its Maintenance Department.

Applicants must have a valid driver’s license be able to pass a background and maintenance test, and have experience with plumbing, minor electrical, painting and door repair.

Manager: AMP 1
Responsibilities Include: Performing, administrative, and management functions involved in property operations. Assists, confers with, and advises new residents on lease requirements and responsibilities. Leases vacant units to approved applicants. Manages and maintains a waiting list of prospective residents. Prepares rent roll controls on all move-ins, move-outs, rent changes, etc. Counsels tenants delinquent in rent payments and takes appropriate action. Investigates written and/or verbal tenant complaints and resolves them when possible refers others to Executive Director. Prepares monthly, quarterly, and annual HUD reports as applicable and assigned. Refers tenants having social problems to appropriate organizations. Establishes and maintains a good rapport with the public, fellow employees, residents, and other housing authorities.

Qualifications: Associates Degree or 2 years experience in housing management. Knowledge of
applicable HUD regulations. Knowledge of daily property management operations. Ability to become a
HUD approved Certified Housing Manager. (Within 1 Year) Computer Proficiency (word, excel) and
organizational skills. Knowledge of principles, policies, and procedures of public housing. Must possess a
valid Michigan Drivers License at all times. Must have a good driving record and reliable
transportation.possess a private drivers license ?

The Benton Harbor Housing Commission is currently accepting resume’s for it’s Housing Choice Voucher Program: Coordinator
Qualifications: Associates Degree or 3 to 5 years experience in housing management or Housing Choice Voucher (Section 8). Knowledge of applicable HUD regulations.  Ability to obtain a Housing Choice Voucher (HCV) Specialist Certification. (Within 1 Year)  Computer Proficiency (word, excel) and organizational skills. Must possess a valid Michigan Drivers License at all times.  Must have a good driving record and reliable transportation.

Achieve a high level of competency of HUD programs pertaining to the Housing Choice Voucher Programs as well as be able to analyze problems, develop alternatives and implement effective strategies for the overall benefit of the commission’s housing programs.  Achieve high level of proficiency with PC’s and automatic operating systems.  Monitor the daily, weekly and monthly operations of a Housing Choice Voucher Program with duties to include, but not limited to, preparing and send rent/Housing Assistance Payments (HAP) to landlords,  participant documentation functions, bookkeeping, perform annual re-certification and annual Housing Quality Standard  (HQS) inspections, responding to and solving problems between resident and landlords, help prepare annual budget and weekly and monthly reports needed and required for the efficient operation of the program.
